MONTHLY MANAGEMENT FEE

** Minimum monthly management fee = $149.00 a month for basic, $199 a month for premium plan, regardless of occupancy. **

14. CREG will not pay any bills on behalf of the client. Owner releases CREG from all liability to track and/or verify these expenses are paid.

15. Owner also acknowledges that owner is responsible for tracking and paying all the

above expenses as applicable

16. Property manager will work with owner’s home warranty company for a maximum of 2 hours per incident. Excess time due to home warranty company delays will be billed at extraordinary services hourly rate.

17. Pay any landscape and pool bills on owner behalf

18. Pay trash and sewer bills on owner’s behalf

19. Pay property taxes, HOA, insurance premiums (if not paid by mortgage servicer)

20. Coordinate (up to once annually) cosmetic repairs or improvements to the property, including up to two bids for paint, flooring, kitchen, landscaping and other cosmetic improvements that may be required on the property and then follow-up and confirm completion of cosmetic updates on owner behalf, providing completion photos after the fact.)

21.  Hire a professional photographer for initial marketing and again after any cosmetic renovations ($150 value)

22. Dispatch for annual HVAC system checks

23. Coordinate and help owner HOA Architectural Review requests (including acquiring neighbor signatures)

24. Provide 3 hours per year of free handyman service for deferred maintenance at the property.

25. Clark County Property Taxes

26. Special Improvement or Limited Improvement District dues (SIDS/LIDS)

27. Homeowner’s Insurance (must schedule billing to come to our office for this)

28. Pay Republic Services trash bill on owner’s behalf

29. One-time professional video “showing tour” of your property
